In 2016 and 2017, CVG was deeply involved in the planning and construction of Bella Veduta, a 17-story multifamily building located in a dense urban area of Panama City. This project was a unique opportunity to apply advanced project management strategies in the face of technical, topographic, and logistical challenges.

Project Management Challenges

The building’s location on a steeply sloped terrain, combined with the complexity of a high-rise structure, brought forward several major challenges:

  • Complex logistics within a tight urban environment.
  • Coordination among multiple specialties across various phases.
  • Difficult terrain access for heavy machinery.
  • Strict compliance with safety and quality regulations.

CVG took charge of the project from the pre-construction phase, managing planning, permitting, design coordination, scheduling, budgeting, and also executed the foundations and structural works.

Solutions and Key Strategies

  1. Value Engineering
From the pre-construction phase, a value engineering approach was applied, optimizing architectural and structural designs to reduce costs while maintaining quality and functionality. Efficient materials and construction systems were selected for greater durability and sustainability.
  2. Topography Management
With the site’s steep slope and the need for deep pile foundations, a daily plan was created to coordinate the foundation process. Special attention was given to the accessibility of equipment and machinery.
  3. Permitting Strategy
A coordinated effort with regulatory agencies allowed for streamlined permit approvals, ensuring full compliance throughout each phase of the project.
  4. Scheduling and Coordination
A detailed execution plan with optimized timelines allowed the project to flow smoothly, without interruptions between specialties or construction phases.
  5. Cost and Cash Flow Control
Through strict cost management and strategic negotiations with contractors and suppliers, the budget was maintained. A structured cash flow plan kept both the client and the bank informed of the project’s financial needs.

Impact and Results

  • Successful delivery of all foundation and structural work, with a project plan ready for the next construction stages.
  • Innovative techniques applied to pile execution, retaining structures, earthwork logistics, and digital tools for planning and construction optimization.
  • Key takeaways included the importance of early planning, site verification, consultant and contractor coordination, adaptability, and efficient resource management—lessons that now shape our internal knowledge base.

Conclusion

Bella Veduta represents CVG’s commitment to operational excellence. A technically demanding project that became a success story thanks to strategic planning, adaptability, and solid project execution.
